Nationwide Certification
Title XI of the Financial Institutions Reform Act of 1989 (FIRREA)
requires appraisers who wish to perform real estate appraisals in
"federally regulated transactions" to be state certified and licensed.
Senior appraisers of our firm are either certified, licensed or
have a temporary practice permit in every state in their region.
Hence, we attempt to comply with FIRREA requirements in every state
within the United States. As a national/international company, this
is most important when we receive multiple property assignments
or portfolios in multiple states or countries.
Uniform Standard of Professional Appraisal Practice
The Appraisal Foundation develops, publishes, interprets and amends
the Uniform Standards of Professional Practice (USPAP) on behalf
of appraisers and the users of valuation services. At Joseph J.
Blake and Associates, Inc., USPAP provides the benchmark by which
we prepare appraisals. We strive to comply with the standards set
forth in USPAP to ensure the highest quality valuations for our
clients.
The Appraisal Institute
The Appraisal Institute is the largest real estate appraisal organization
in the United States. It is the standard for professionalism in
the industry. The objectives of the Appraisal Institute are the
advancement of the science of appraising and the evaluation of interests
in real property; the fostering of knowledge, integrity and the
fair and accurate judgment of the value of real property; the professional
advancement of its members; the promotion and propagation of sound,
proper and ethical practices; and the promotion of adherence to
USPAP and the Code of Professional Ethics of the Appraisal Institute.
The Appraisal Institute awards the title MAI (Member of the Appraisal
Institute), its highest professional designation to those who have
successfully undertaken the rigorous educational, practical and
ethical requirements of the organization. Approximately twenty five
percent of our staff has attained the MAI designation. A Member
of the Appraisal Institute manages each regional office.
